The site is strategic in its proximity to Marina Mall and the Emirates Palace facing the Abu Dhabi highway and Khalidiah Area. A large mix-use urban development, it is proposed to take advantage of the sea and incorporating the existing Heritage Village, the flag site, and the Breakwater Abu Dhabi National Theatre. In addition, the project accommodates F&B outlets, marina clubs, a souq, a motel and a mosque, along with residential buildings of 3 to 4 stories.

The linear developments on both sides of the Highway encourage pedestrian movements by appropriately allocating parking pockets near the road in order to enhance connectivity between the various open spaces.

Spatially the project is a delightful journey encourages people to enjoy the various facilities, open spaces and the sea while moving from one part to another. The organic planning harmonizing between solid (buildings) and void (open spaces) is inspired by Gulf tradition that ensures the development’s quality and identity.
